What usually
turns out to be wrong.

Water heater repair starts with one question: is this a fault, or is the tank simply finished? A thermocouple, a gas control valve, a dip tube or a layer of sediment are all worth fixing. A shell rusting through from the inside is not, and no part changes that. So the diagnosis comes before the parts talk, on tanks and on tankless units alike, and the age off the rating plate is part of the answer we give you.

  • No hot water at all

    On a standing pilot tank the pilot is usually out, and the question is why it went out rather than how to relight it. On newer units it’s the ignition module, the gas supply or a tripped safety.

  • Lukewarm, or it runs out in minutes

    A broken dip tube dumps cold water at the top of the tank where the hot leaves. Sediment, a failed thermostat, or a crossover through a mixing valve all produce the same complaint.

  • Rumbling and popping from the tank

    Water trapped under a layer of sediment on the tank floor boils and forces its way up through it. Noisy, and a sign the burner is heating scale instead of water. Draining is the first move.

  • Wet floor around the tank

    Where it comes from decides everything. A fitting, a union or the relief line is a repair. Water seeping from the body of the tank means the lining has failed, and that isn’t fixable.

  • A tankless unit showing an error code

    The code narrows it quickly. Ignition failures, flame rod faults, blocked inlet screens and scaled heat exchangers are the common ones, and hard water is behind more of them than people expect.

  • The hot water smells

    A sulphur smell on the hot side only points at the tank rather than the supply, usually the reaction between the anode rod and bacteria in the water. It’s treatable, and the anode is part of the answer.

What the job includes.

  • The gas control side

    Standing pilot assemblies, thermocouples, gas control valves and electronic ignition modules on newer units, tested in order rather than replaced one at a time in hope.

  • Burner and draft

    Burner condition and flame pattern, the flue hood, the draft up the vent, and whether the room can actually supply the appliance the air it needs.

  • Tankless faults

    Error codes read off the unit, inlet filter screen cleared, flame rod cleaned, and scale in the heat exchanger treated where hard water has narrowed it.

  • Temperature and capacity faults

    Thermostat and dip tube checked, sediment drained off the tank floor, and a crossover between hot and cold ruled out before the tank takes the blame.

  • The honest verdict

    If the tank is rusting through rather than misbehaving, we say so at the diagnosis instead of selling you a part that buys a fortnight.
